Here's something to keep on your radar if you're a Realtor Fannie Mae and Freddie Mac extended their forbearance policy from 12 months to now 15 months. Why is this important for a Realtor to know? If you list a home for sale that is, or was, in forbearance, especially for 12 to 15 months, the pay off for that property could be quite a bit higher than anticipated. The interest accrued during the period in which the forbearance was in affect will have been building up on the... back end. Best recourse is to ask the seller if they've been in forbearance, and if so, for how long, as you put together your math early on. Send us a message if you've got questions about this! Say hello to Moose What’s better than puppy snuggles on a cold, rainy day? Let’s be honest, he spent more time playing than snuggling, but we’re just happy to have him here!

We often fear what we don't understand. A new home purchase can be scary simply due to the lack of understanding of the process. Some simple ways to resolve this fear it to: 1. Work with a lender that will take the time to explain the process 2. Work with a lender that will show you the detailed math up front... 3. Make sure to provide the required documentation up front 4. Work with a lender that provides weekly status updates to keep you up to date on the process #wednesdaywisdom

Fall in the ozarks . . Posted @withregram @417mag Parker Dodson snapped this image on an unmarked trail along the windy, reflective waters of the Buffalo National River in Arkansas. The special spot is tough to find but there was a beautiful payoff. @pdodsonphoto
Recognize this area? This image was shared to a Facebook group featuring Springfield landmarks and vintage images. Read more about it below It’s 1964 and we are looking at an area that many of us drive through daily- S Campbell and M Highway/Republic Rd. The clump of trees in back of the movie theatre is all that’s left of old farm. Park Crest has not been built yet. Hard to believe it ever looked like this.

Share this with someone who’s thinking about buying their first home! Steps to buying a home 1 Start your research early! Find out what style home you like, the area you want to live in and how long the homes you’re interested in stay on the market.... 2 Review your credit. Get your annual free credit report and make note of your score. Also, check for any inaccuracies on the report! Most of these can be fixed, but not overnight. So make sure you give yourself enough time before you start step 3. 3 Determine how much you want to spend monthly on your mortgage and then get pre-approved for a home loan. Work with a local lender to get a pre-approval letter to purchase a home. You will need to provide some financial information for the lender to determine which loan program is a good fit and how much money they will loan to you. 4 Find a Realtor. Your lender works with realtors on a daily basis, so if you don’t already have one you’re working with, they can recommend one to you. Realtors are an integral piece in the homebuying process- don’t do it without one! 5 Shop for your home and make an offer! Time for the fun part. You now know what style you like, where you want to live & how much money you can spend. With today’s market, homes are going under contract at the speed of light, so if you find something you really love, it’s time to get serious. If you have any questions about the process, or what happens next, send us a message! #wednesdaywisdom
