A couple of takeaways from the market stats: Demand continues to significantly exceed the supply of listings. Listing inventory in the single-family detached category vs. April 2020 is down 21% in Jefferson County, 28% in the City, 41% in St. Louis County, and 58% in St. Charles County. Homes are selling incredibly quickly. The Days on Market for single-family detached homes in April ranged from a low of 15 days in St. Charles County to 27 days in the other three market are...as. Because of low supply and high demand, prices are increasing at a rapid pace. The year-to-date average sale price in the single-family detached category has increased by 8% in Jeffco, 12% in St. Charles, 16% in the City, and 24% in St. Louis County.
