So what is a Tenant Improvements or (TI)? In construction, a real estate leasehold improvement is commonly referred to as a tenant improvement or TI for short. This project type typically consists of customizing and/or altering an existing space as part of a lease agreement for a particular tenant. TI projects can include changes to walls, floors, ceilings, common areas, lighting, plumbing configurations, aesthetics, etc. A good rule of thumb is for a tenant improvement to ha...ve a useful economic life of 5 to 10 years, which is the typical duration of a traditional commercial lease term. An example of a tenant improvement may be a new retail location or office space a business needs. This space typically begins as an empty shell, with egress doors, few windows, with few or no interior walls, flooring, etc. The empty space may need new suspended ceilings, glazing, finish work, cabinetry, plumbing, electrical, furnishing which would otherwise make it a completed building, ready for business. TKC can help by reviewing the owner's vision, recommending local architectural and engineering firms, gathering a team of trade partners, providing conceptual estimates based on the owner's needs, and then complete a cost-benefit analysis based on detailed preconstruction.
