New Listing in Florissant!

A conversation with a Listing client yesterday. Client: Are we seeing any movement on my house? Me: Not right now, and unfortunately I don't think we'll see an...ything this week or next. People who wanted to move by the Holidays already have, and our weather here (she lives in North Carolina now) has been terrible, we're barely in the double digits for high temperatures. I do have a strategy that I want to begin on Tuesday. (described strategy, which she liked) Last night I got a showing request on that listing and today got a very good offer! Lesson: It's never too cold, too late or too early to sell your home! Buyers are out there!

Thanks for doing what you do With sincere gratitude The Helm / Dunlap Family I'd like to tell a little bit about this client's situation when we first began the process. Mom is widowed and had come to a point where she could no longer stay in her home by herself. Her daughter had a Power of Attorney to act for her mother, so she was able to sign contracts etc. Lisa had moved her Mom to California where Lisa lived in order to be her caretaker, but Mom was going to need a full time care facility. Therefore Mom needed to net as much from the sale of her home and its contents as possible. One complication for the family was that with both Lisa and her Mom living in California, it was going to be difficult to be in St Peters Mo, to handle meeting contractors, inspectors etc. I arranged with Lisa to meet those people for her. I referred her to an estate sale specialist (she chose to handle the sale herself and did very well too!), a carpet company (Key Carpet did a wonderful job) and a painter. There was some wall paper that needed to be removed as well and I found a contractor for that too. Since Lisa had sold most of her Mom's furniture, we also needed a staging company and Flair staging did a great job as always. Once the home was in nearly perfect condition we listed for sale and received a very good offer (95% of asking) very quickly. The buyer asked for some repairs and Mr Fix It of O'Fallon Mo handled that for us (I met them onsite as well). Most of these vendors agreed to be paid at closing, keeping Lisa from having to write too many checks up front. Because I use an online e-signature system, Lisa was able to accept, counter and sign all documentation without leaving California! My preferred Title Company, Integrity Title, handled the closing, settled the vendors bills and wired the proceeds directly into Mom's account. So the fact is that this is not a unique situation for my company. We have handled a great number of situations just like this. I have many clients who have to sell a property here while living in another state (or time zone!). I also have quite a few situations where I am honored to help a family with a sale of a parent's property.
