The stay at home order has been lifted and we have resumed septic inspections for real estate transactions. I will be taking extra precautions to protect both our customers and ourselves by wearing a mask while in you home. Let us know if we can be of service. Busy week this week taking care of all of our customers that are buying homes with septic systems. Remember to have your system inspected and pumped when you purchase your new home.

Buyers, know what you are getting. This family was told they had a newer tank so decided not to do an inspection. Well the have a non-permitted plastic tank that is undersized and caving in.
I know this is not a great picture, but look at the bottom center. That is a live wire going to the pump tank of our inspection on 11/1/19. When Charlie was washing down the yard, he hit it with water. Thank God nothing serious happened. What appeared to be a pump out in a pump tank could have been potentially fatal for him, the homeowner or a pet. Alway know what you are buying. Inspections are important

Effluent filters need to be cleaned every quarter. They are required on LPP systems on Missouri. Have you cleaned yours?
Just say NO to plastic tanks!
This is why tanks need risers from brand new. 30 inches to the top of the tank. Brand new cement riser to grade in center manhole now. Easy to Pump now.
When purchasing a home with a septic system, make sure you have a licensed Missouri septic inspection. Needless to say this one needed to be replaced.
Estimated 14+ of rain over the next 10 days. Check your sump pumps! Add a battery backup! Clear your gutters/ add extensions!
I have ran across this situation several times this week alone. There is an order of operation to having a septic tank inspection for a real estate transaction. If the sellers have had the tank pumped prior to the inspection, it will void the finding of the inspection for the most part. In my opinion, they are pre-gaming it to try to get a favorable outcome. No matter who you use, make sure the tank has not been pumped in the prior 6 months. It might give you a false inspection.
I hear these terms all the time when someone is asking about their septic system at their house. Here is some clarification on these septic terms, "Holding tanks", "Cesspool", "Septic tank" , "sewer". 1) Holding tanks - this is a tank at your building that catches all septage and greywater and holds it until you have a septic pumping company come pump and haul away. These are generally used where a leachfield cannot be installed because of bad soil condition. These are gener...ally tough to get permitted. 2) Cesspool - this is a pit outside of your building. They are made from stone , brick or precast. It is a one stop for the septage and greywater coming out of your building. The solids settle in the bottom and the greywater seeps through the sidewalls which are filled will holes. These are not allowed anymore but there are still many out there. 3) Septic tank - this is a tank at your building that all septage and wastewater drains into. The tank catches all the solids as they break down and sink to bottom making the sludge layer. The water drains out of tank and into a leachfield which treats the water and leaches it back down through the soil into the water table. The "septic tank" is the most common and correct term for your tank. 4) Sewer- this is the general term for if you live in a city and have city sewer. The septage and greywater drain from your building into drain pipes that lead to the road. These pipes drain or are pumped to the municipalities sewage treatment plant for treatment and then sent to a river or ocean by discharge from the plant. Sewer is generally a term for city sewer systems.
