Six months ago, today I passed my Broker’s exam. Best part of it all, it was on on my grandmother’s birthday. The feeling was soooo gratifying!!! Most people ask Why Real Estate & why did I go for my Brokers’s license?..... Honestly, I wanted to play a role in someone else’s dream. I wanted to give my clients the best version of me & assist them in one of the greatest pivotal moments of their life. I wanted to raise my boys, but also make an income at the same time. Lastly..., I wanted the freedom & flexibility. Sometimes, remembering your WHY forces you to be resilient. Readjusting when needed, adapting when necessary, & moving when you’re not growing. Never lose your WHY! It will keep you going when the pressure is heavy. Hey y’all!! Here’s your Buyer’s Tip of the week...... No secret it’s a seller’s market. There are strategies to get through this madness together!!!... First thing first hire you an Realtor that know the market. But even more importantly, finding a Realtor with compassion literally is huge throughout your buying or selling process. There are highs & lows that no one can predict. Having someone in your corner cheering you on or encouraging you makes all the difference. Plus, compassionate people listen to understand. When you understand your clients needs, you can better assist them. Soooooooo here are the tips I promised...... 1) Begin your home search at least 90 days ahead of your ideal moving time. 2) Down Payment assistance can weaken your offer in comparison to the MANY others. If you want the house, right a Strong offer the first time. Whatever strong mean to you but it’s your Realtor job to educate you on the market and the ramifications of your offer. 3) You NEED a Realtor to assist you, especially with new construction homes. It cost you nothing in most cases to hire an agent to assist in purchasing a home. But it will cost you a whole lot if you don’t! 4) Cash is King! Save for your down payment, closing cost, & potential appraisal gap!!!! Yes, there are tons of programs available but there are qualifications. They are handled on a case by case basis. I have never heard a lender say you are overly prepared to buy a home. Trust me on this!!!!! 5) Be Patient I cannot stress this enough!! You cannot lose what is not yours!!!! Credit Score is a partial factor in purchasing a home. One of the other major components is this thing we call Debt to Income Ratio (DTI)... One of the most important components in determining eligibility for a loan, besides credit score, is your debt to income ratio. It’s really important to understand what it is and how it affects obtaining any type of financing. What is DTI Ratio? The percentage of your monthly gross income that goes towards your debt. Which Debt? Mortgage/Rent Car, Student Loans, & Personal Loans Credit Card Monthly payments Alimony, child support, & other debts Do NOT include: Utilities Groceries Clothing What Income? Gross Income- your income BEFORE taxes How to calculate? (DebtGross Income) 100= % Hopefully this weekly tip helps.
