Current kitchen up date in progress. A before pic. and a tear out pic of a bit of creative wiring that is all kinds of wrong...things like it’s stranded, it’s nicked, and, and, and. This is what I see the most in previous remodels and flips. It will be properly addressed.

These nails were $10.99 last week. They cost seven dollars more this week. Thanks tariff wars. The last really damaging materials increase was '07 in the middle of a house build with a set budget. A sheet of OSB sheathing started at around five dollars when I initially put my numbers together. Only a month later when I bought my materials the price increased to $16.00 a sheet. I needed 42 sheets. That was a painful loss.

A mostly finished patio on my own home. I also put a new roof on in April.

Not often does a site offer a fantastic spray and dry area. 1500 beaded ceiling planks first coated-- 1500 to go.
