Worried about how that new credit card you got from Macy's or TJ Maxx etc. for holiday shopping will hurt your overall score? Typically, just requesting the card can affect your score up to 10% due to a new credit inquiry. If you happened to open a new card over the holidays, don't fret! Make sure to keep your balance under 30% and try to pay the card off as soon as possible to avoid negative effects on your score (this is a GREAT rule of thumb for all credit cards). Find out what style home you like, the area you want to live in and how long the homes you’re interested in stay on the market.... 2 Review your credit. Get your annual free credit report and make note of your score. Also, check for any inaccuracies on the report! Most of these can be fixed, but not overnight. So make sure you give yourself enough time before you start step 3. 3 Determine how much you want to spend monthly on your mortgage and then get pre-approved for a home loan. Work with a local lender to get a pre-approval letter to purchase a home. You will need to provide some financial information for the lender to determine which loan program is a good fit and how much money they will loan to you. 4 Find a Realtor. Your lender works with realtors on a daily basis, so if you don’t already have one you’re working with, they can recommend one to you. Realtors are an integral piece in the homebuying process- don’t do it without one! 5 Shop for your home and make an offer! Time for the fun part. Let’s talk about the elephant in the room ... estimated mortgage payments. If you’re looking to buy a house, you’ve likely looked on Zillow and Realtor.com. These sites are good for browsing images, researching the neighborhood, and educating yourself about the home itself However, when it comes to getting an estimated mortgage payment, the calculators on MOST home searching sites aren’t going to include all of the pieces that factor into your total monthly mortgage payme...nt. Do yourself a favor- GET WITH A LENDER to get accurate figures!! We can’t stress this enough! We hate seeing people get excited about the dream home they’ve found only to find out their payment will actually be much higher than what was estimated on said sites. Most of the time, when you have an accepted offer on a home, your purchase will be contingent on a satisfactory inspection.That is IF you get an inspection (which we HIGHLY recommend). Hire your own independent home inspector and if there is something you are really uneasy about (needs new roof, bad plumbing, bad insulation, etc.) trust your gut- either negotiate the price down to offset the cost of the repair, require the seller to fix the issues before the sale or walk away from the deal. #wednesdaywisdom

A lot of times, a monthly mortgage payment can be cheaper than rent. But in the end, it all comes down to your income and budget. Most financial advisors will recommend spending no more than 30% of your monthly income on housing (i.e mortgage payment). So, if you make $5,000 a month, you would ideally want to spend no more than $1,500 a month on your mortgage.
