I got a call today from a friend that was in awe that properties were going under contract in as little as 5 days... then I had to break it to him that 5 days is actually long they’re really going under contract as fast as 12 hours with multiple offers. He said people are making it impossible for him to buy anything right now with everything selling so fast. From this conversation I took away and explained to him a few key points. 1) This is why you need to be pre approved! ...Why go shopping without any money?? 2) How long a property stays on the market reflects its price hence why people are offering over asking price. 3) Offering asking price is not going to guarantee you an acceptance BECAUSE of lack of inventory (Too many buyers, not enough sellers) 4) If you really really want something, offer over asking price (that’s the new normal) 5) If you decide to wait and think on a property there is a 99% it will be sold by the time you have made your mind up Buyers, if you are ready to buy, you need to be ready to buy. There’s no more waiting and thinking on it a couple days. It’s now or never.
